Note that the state of Texas does not require a roofer license. In addition, there is no obligation to take out insurance. So how do you know if the roofer you choose is experienced, ethical and able to provide reliable service before and after the job is complete? Here is a list to help you in your decision:

· First, verify that the contractor has a good record with the Better Business Bureau.

· If a deal sounds too good to be true, it probably is. Is the contractor’s bid significantly lower than the competition and if so, why? You could end up paying more if you hire someone who does substandard work, doesn’t have insurance, or might even use stolen roofing materials.

· How many years of experience do you have as a roofer in North Texas? Are they in your area or will they leave once the repairs are complete? This could be a problem if you need additional service later.

· Are you insured? If so, what type of coverage is there and what is covered? You may want to look at the certificate and make sure the coverage is effective throughout the project. Otherwise you could be held liable for accidents on your property.

· Do they claim to be licensed? If yes, ask for the license.

· Who is supervising your roofing project and how much experience does he have? How can you contact this person?

· Will the roofer obtain the appropriate local permits?

· Does the contractor have customer references or credit references, or is it part of a roofing association that sets higher standards for its members?

· Insist that the contractor provide you with a detailed, written quotation describing the work to be carried out, start and completion dates and a payment schedule. Do not pay the project in full before the work is complete. However, partial payments for materials after delivery are not uncommon.

· Does the contractor offer to take care of the insurance deductible? Be sure to speak directly to your insurance company to make sure their offer is legitimate and there is no insurance fraud.
