Roofing company owners bullish on medical office space with $4.1M purchase in Orange

Owners of a Connecticut roofing company, who also own commercial properties in New Haven County, recently bought an Orange medical office building for more than $4 million.

Gina and Sam Stevens of Southington, principals of 325 Boston Post Road LLC, bought the Ken Mike Tower, at 325 Boston Post Road, for $4.1 million from the Ken Mike Corp., in a deal recorded Feb. 9.

The Stevens own Cheshire-based Elite Roofing Company. In late 2021, they bought the Orange Town Center retail plaza for $3.95 million, and they also own a commercial plaza in West Haven at 221 Bull Hill Lane.

The three-story, 30,000 square-foot Ken Mike building is primarily medical offices affiliated with Yale New Haven Health. There are some restaurant management companies leasing office space in the building. Sam Stevens said most tenants will stay, and he is looking to fill roughly 8,000 square feet of vacant space to one or multiple tenants. 

He said the demand for medical office space is trending upward, while general office space demand remains low.

The sellers were represented by agent Young Lee and broker Frank D’Ostilio of Houlihan Lawrence real estate firm. The buyers were represented by Robert Benedetto of Milford-based Arnold Peck’s Commercial World.
