Western Ave. Lawsuit: Homeowners Sued By Adler Roofing

JOLIET, IL — James and Mary Keegan, the owners of Joliet’s 19th historic landmark, the Loughran McFarland House at 903 Western Ave., are now defendants in a civil lawsuit filed by a 97-year-old, fourth-generation Joliet business . Adler Roofing is suing the Keegans over a $90,000 agreement the Western Avenue homeowners struck with roofing firm Joliet in the summer of 2020, court documents show.

According to the Will County civil lawsuit, the Keegans agreed to pay Adler Roofing $52,100 for work related to the shingle replacement and an additional $37,900 for work related to the copper edge system.

Adler Roofing completed all of its shingle replacement work “in a good and workmanlike manner,” according to the lawsuit, filed by Joliet attorney Daniel Adler of the Adler Law Firm, 1616 W. Jefferson St.

However, Adler Roofing did some work on the copper edging system, “but the work collapsed when the defendants said they would not pay for it,” according to the lawsuit.

The lawsuit found the value of work already done on the Copper Edge system was $14,250.

“The defendants were ordered to pay and the defendants failed to pay,” Adler’s lawsuit told Will County judges.

The Adlers are seeking a judgment against James and Mary Keegan for $66,350.

On Tuesday, Joliet Patch rang the doorbell at 903 Western Ave several times. and also left a voicemail message on James Keegan’s phone asking for comment on this article.

Meanwhile, the City of Joliet’s website has a detailed account of the historical significance of the Loughran McFarland House at 903 Western Avenue. It was built in 1898.

According to Joliet, “It is a two-and-a-half-story Queen Anne-style house with brick and stone masonry walls, classical features and Beaux-Arts style elements… Other important features of this house are the Queen Anne-style wraparound porch with classical Features, two-story enclosed porch on the west side and one-story solarium on the east side…Once the property boasted a par 3 golf course, in-ground pool, orchard, formal gardens and a fully functioning farm with wild chickens, turkeys and horses …”

The Adlers allege that James and Mary Keegan approached Adler Roofing back in May 2020 to perform work and provide materials for their home.

The Keegans also signed a letter dated July 14, 2020, agreeing to pay a total of $90,000 to replace the roof shingles and copper edge system, according to the lawsuit.

The value of the services rendered and materials provided to the Keegans totals $66,350 and as a result, “the plaintiff is praying for a judgment against the defendant of $66,350,” stated attorney Daniel Adler.

Adler Roofing is a fourth-generation roofing company based in Joliet, founded in 1926. It is located on Joyce Road off Interstate 80.

One of the last lines of the lawsuit reads in bold capital letters: “This is an attempt to collect a debt.”
